Criteria for
Resident Selection
Due to insurance regulations, we can only allow certain breeds of
dogs. The decision to allow particular breeds is left solely to the

1. A completed, signed, and dated resident application
must be submitted by all adult applicants ages 18 and older. Applicant
may have to be required to be approved by a condo/homeowner’s
association.
2. All applicants must have a combined gross income of at least two
times the monthly rent.
3. A minimum rental history of two years is required and previous
rental history must show timely payment, sufficient notice of intent
to vacate, no complaints, and no damage to the unit.
4. Any self-employed applicants may be required to produce upon
request two years of tax returns or 1099’s and non-employed
applicants must provide verifiable proof of income.
5. All sources of other income must be verifiable if needed to qualify
for a rental unit.
6. Applicants must not have any felony convictions over the past seven
years.
7. Only medically necessary pets are allowed unless there is written
permission of the landlord in the lease document, an addendum to
lease, a non-refundable pet fee acceptable to the landlord and/or a
non-refundable pet fee acceptable to the landlord and/or an additional
pet deposit or additional security deposit.
8. Mandatory minimum fees for cleaning, re-keying, etc. may be charges
as per the lease. Residents shall still be liable for amounts for
damages, cleaning, etc. that exceed these minimum fees as per the
lease.
9. Applicants are required to pay a security deposit at the time of
lease execution in a minimum amount of one month’s rent. We reserve
the right to require a higher security deposit and/or additional
prepaid rent.
10. The number of occupants in the rental unit must be in compliance
with HUD standards and guidelines.
11. We may require a holding or good faith deposit to be collected to
hold the property off of the market. In the event the application is
approved and applicant fails to enter into the lease, the applicant
shall forfeit this deposit.
12. Our company policy is to report all non-compliance with the terms
of your rental agreement or failure to pay rent or any amounts owed to
the credit bureau.
